Now Underway: Our Flagship Residence at 8600 White Cliff
Construction is starting on our flagship home at 8600 White Cliff in Northwest Austin, in the hills off Spicewood Springs Road. The design combines smooth stucco, cut stone, natural fieldstone and prefinished metal panels into a clean, modern take on the Hill Country style.
A site like this shows what building in Austin really takes: hillside grading, protected trees, watershed limits and an on-site septic system, all planned before the slab is poured. We will share progress here as the home goes up.
Building in Austin Is Not Like Building Anywhere Else in Texas
Austin has some of the most detailed residential rules in the state. A lot can look ready to build and still have tree, slope, watershed or septic limits that change where the house can sit, how big it can be and what it will cost. Since 2011, our commercial and residential work has meant Austin plan reviews, inspections and site rules on a regular basis. We know how the process works, and we plan for it from the first site visit instead of finding problems halfway through permitting.
The Details We Manage on Every Austin Home
City of Austin Building Code and Local Amendments
Austin adopts the International Residential Code with its own local amendments. We design and build to the version currently in force, along with Austin's energy, electrical, plumbing and mechanical requirements, so plans are ready for review the first time.
Residential Design and Compatibility Standards
Inside the city, Austin limits how large a home can feel from the street and from neighboring lots, including height, side-wall setbacks and building envelope rules. We account for these early so the design you approve can actually be permitted.
Septic and On-Site Sewage Facilities
Many larger and hillside Austin lots are not on city sewer. Depending on location, septic permits go through Austin Water's on-site sewage program or Travis County, under the TCEQ Chapter 285 rules. We coordinate soil analysis, the system designer and setbacks from wells, drainage and property lines. On shallow-rock Hill Country lots, that often means an aerobic or engineered system. Because the septic layout often decides where the house can go, we settle it before the design is final.
Watersheds and Impervious Cover
Much of West and Northwest Austin, including the Bull Creek area, falls within Austin's Drinking Water Protection Zone. These watersheds limit impervious cover, including roof, driveway, patios and pool deck, require buffers around creeks and critical features, and call for erosion and sediment controls during construction. We track impervious cover from the first site plan so outdoor living spaces are not cut late in the process.
Hillside and Slope Restrictions
Austin limits construction and grading on steep slopes and regulates cut-and-fill depths. On bluff and hillside lots, we work with engineers on foundation design, retaining walls and drainage, and we set slab heights and driveway grades to fit the site.
Protected and Heritage Trees
Austin protects trees 19 inches and larger in diameter, and heritage trees 24 inches and larger of certain species receive even greater protection. We identify these trees at the start, protect their root zones and lay out the home and driveway to keep the trees that make the lot worth buying.
Wildfire Code
Austin's Wildland-Urban Interface Code applies to many wooded and hillside lots west of MoPac. It sets ignition-resistant requirements for roofing, vents, siding, decks and defensible space. We build these into material selections from the start so they never become a last-minute change.
Permitting Timelines and Inspections
Austin's residential review and inspection queues can add months to a project. We plan design and permitting around current review times, answer reviewer comments quickly and schedule inspections to keep the job moving.
Commercial Discipline, Custom Home Craftsmanship
Years of commercial and residential work in Austin taught us to plan carefully, document thoroughly and respect the review process. We bring that discipline to every custom home: clear budgets, organized selections, direct communication and a builder who is personally involved from lot review to final walkthrough.

Considering an Austin Lot? Talk to Us Before You Close.
Before you buy, we will review the property for the issues that matter most in Austin: jurisdiction, septic feasibility, impervious cover, slopes, protected trees and wildfire requirements. We generally do not charge for a pre-purchase lot review unless design, engineering or permitting work begins in advance.

Frequently Asked Questions
Do I need septic or city sewer in Austin?
It depends on the lot. Many hillside and larger-acreage properties in West and Northwest Austin use on-site septic systems, permitted by Austin Water or Travis County depending on location. We confirm this during lot review.
How long does permitting take in Austin?
Design and permitting usually take 3 to 6 months, depending on the site and current city review times. Lots with slope, tree or watershed issues can take longer.
What does it cost to build a custom home in Austin?
Most of our projects are cost-plus. Costs typically run $250 to $800 per square foot, depending on build level, foundation and site conditions, and selections.
Can I build on a steep or wooded lot?
Usually, yes, with the right planning. Slope limits, tree protection and wildfire code all shape the design, and we plan around them from day one.
Do you only build luxury homes?
We build homes at many price points, and every home receives the same attention to detail and the same high standard.
